“Understanding the New Mexico Mobile Home Act: An Educational Series”

Since settling into Amber Skies, I began delving into New Mexico’s laws and discovered the New Mexico Mobile Home Park Act (MHPA). This act applies to mobile home parks where residents own their homes but rent the land they’re situated on, typically paying a monthly lot rent to the park management or owner. The MHPA covers any mobile home park accommodating twelve or more occupied homes for the financial benefit of the park’s owner.

The goal of this series is to inform and educate my fellow mobile home park residents about the MHPA and the rights it provides. Many park residents in New Mexico are unaware of the protections offered by the MHPA, and even some park owners and managers may not be fully familiar with its provisions. Given that many mobile home parks are now targets for out-of-state investors, it’s crucial to understand your rights, as changes in rental agreements or rules might not always align with the MHPA. Knowing your rights helps you navigate potential conflicts and ensures that park owners and managers operate within the law.
